A useful starting point is not a house listing — it is a realistic view of your deposit, borrowing position and expected repayments. We review your financial information, explain what may influence a lender's assessment and identify gaps that may need attention before an application is submitted.

If a pre-approval is appropriate, we help prepare the application and explain its conditions. A pre-approval is not final approval: the lender must still accept the property, confirm that its conditions have been met and reassess anything that changes before settlement.

Before making an offer

The sale method matters. Auctions normally require an unconditional bid, while a negotiated offer may allow finance, valuation, building-report or legal conditions. We explain the lending position, but your lawyer should advise on the agreement and any legal conditions before you sign.

We also help you allow for costs beyond the deposit — such as legal work, valuations, reports, rates, insurance, moving expenses and ongoing maintenance.
